Q: What is PY Properties LLC?
A: PY Properties LLC is a small real estate company offering land Primarily in the Western U.S.. We make the buying process easy by handling all paperwork, providing high quality pictures from the property and offering selling financing. We have land scouts in the areas we buy but have not personally been to all the lots we sell.
Q: What kind of land do you have available?
A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) but most of our property is completely raw (i.e. no sewer, water, power, etc.). We’ll let you know what is available with each property.
Q: Why are the properties discounted so much on this site? Wouldn’t you just keep the best deals for yourself?
A: You’ll find land investment properties on this site are discounted around 20% to 50% because of our proprietary marketing systems that get in touch with land owners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you.
Q: How are the properties on this site different from ones I’d find on the MLS?
A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the home owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.
Q: Are you an agent that lists land for sale?
A: Another great question. No, we are not agents. We buy land and sell land.
Q: Can I use bank financing to buy these properties?
A: We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers. Q: How do I make an offer on a property?
A: Simple, head over to our Contact Us page and send us an email or give us a call. We take offers first come first serve… and telephone tends to be the quickest. Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions. Once all initial payments are made and documents are signed the property is off the market. Initial payments can be made via credit card. If owner financing then the first monthly is due 1 month after closing.
Q: How often do you add new investment land in Klamath to the site and VIP Buyers List?
A: We’re always sourcing new investment land… and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.
Q: How does Owner Financing work?
A: For owner financed land we use a Purchase Agreement, Land Contract and Promissory note. All documents can be signed electronically on a phone or computer. We first collect a document setup fee of $250 to hold the property and setup the loan and accounting. Once the paperwork is signed and down payment is made the property is off the market and for you to use. Once the contract is paid off a deed will be created in your name and recorded with the county. Typical terms are 6 or 10 years in the $250/month range. Down payments can be made via credit card. All monthly payments are made via our 3rd party loan servicer, ZimpleMoney, and all accounting history can be tracked there. Monthly payments are made via ACH to a bank account.
